How this estimator works

For buildings, the tool multiplies your square footage by a dollars-per-square-foot range for your sub-region and property type, then adjusts for condition and clear height. For industrial outdoor storage, it multiplies usable acreage by a dollars-per-acre range for your sub-region. Monthly lease value is anchored to current Q2 2026 asking rents — $1.11/SF/mo NNN in the West, $0.94/SF/mo NNN in the East.

The reason the output is a range rather than a single number is that the spread between two physically similar Inland Empire properties is genuinely wide. A 100,000-square-foot building with 24-foot clear and six dock doors and a 100,000-square-foot building with 36-foot clear, ESFR sprinklers, and a 185-foot truck court are not the same asset, and no per-square-foot average can reconcile them.

The same is true of yards, only more so. Zoning status alone can move an IOS site 40% in value. That is why the honest version of this tool gives you a bracket and then offers to do the actual work.

It is directional, not precise. The estimator multiplies your square footage or acreage by current Q2 2026 price ranges for your sub-region and property type, then adjusts for condition and clear height. That captures the big drivers but not the specific ones: your actual loading configuration, power service, lease in place, deferred maintenance, zoning entitlements, and the depth of the buyer pool for your exact size range. Expect the range to bracket real value; expect the midpoint to be off by a meaningful margin either way. How is industrial outdoor storage (IOS) valued differently from a building?

IOS is valued on usable acreage rather than building square footage, because the income comes from the dirt. IOS values swing hard on coverage, zoning, paving/surface, secured access, truck circulation, and whether outdoor storage is a permitted or legal-nonconforming use. Two yards a mile apart can be 40% apart in value. A building sitting on a large IOS site is often worth less than the yard around it — which is why owners of buildings with surplus land should insist the yard be valued separately. Inland Empire IOS is trading around a 6.5% cap rate as of Q2 2026.
